My mother and I are planning on making our own property management.
My question is, marketing!
Who do I call? HOA? Somebody else? What do I say? What do I ask? Do I set up a meeting to propose better property management? If so, how? Anything to do with marketing our property management and anything else I should know before starting is great. Thank you

Hoping to seek some good advice from either property managers or legal advisor:
I moved out of my house back on 10/31/09. Since moving out, it was really difficult to get my deposit back (mulitple calls, visits to the office, and emails), and it has been nothing but a headache since trying to get in touch with them since then in regards to disputes on the charges. Apparently there is only one manager there that I can work with, which would be understandable if the person I had worked with the whole three years I lived there (also my neighbor) hadn’t retired a month prior. So every time I go in, hes conveniently not there, every call is unreturned, and every email is not replied for about a week and a half. I finally got one that said pretty much ‘end of story we’re not refunding money’, when each of my previous communications to him said I would eat the excessive labor costs ($55/hour for putting in smoke alarm batteries and lightbulbs, who would have figured? I chose the wrong profession.) and even put aside the ridiculous cleaning charges, it was just money it’s now a big deal. The important thing I wanted taken off of our final statement said that there was feces on 2 walls. I just don’t want that to show on my record, especially because I spent several days cleaning and scrubbing that house top to bottom. Not to mention that is disgusting and my house would never EVER have feces on the walls.
I’m just at the point of absolute frustration where I don’t know if this is something that may be relayed to a future potential rental opportunity and I need to sue or something.. or if I’m really wasting my time fighting this. ok so .. i have been living with the parents of the father my child since September of this year (long story short). He comes around back forth to visit our son like a good father should. He lives with an aunt. Despite our disagreements problems ( he slept with someone a week after we seperated. That’s how serious I take our seperation), I have not claimed child support. Now, alot of my friends (yes girls) including my oldest brother say I should be putting child support on him. The thing is, he said promised me a half of his tax return if I don’t claim it. The, other, problem is I have been struggling for 6 months looking for at least a part time job while i have been taking a continuing education course in Property Management. In the end, no one has yet to hire me. The only means i have coming in are Food Stamps little money of at least 20-30 dollars a month from either my biological father, mom, and the people i live with. Him on the other hand, makes 100-150 a week at at a call center contribute’s little money. He doesn’t give me any money directly; everything that our son needs, he goes to the store personally to get it (food, pull ups, medicine etc). Four months ago a high cell phone bill came in he has continually been paying off been doig MMA classes ($100 a month). leaving him in a financial mess. Leaving him with way less than he has in as little as 3 days. I know I can start getting money coming in once I start working in the field I am studying for; at the same time my son and I, live by our means as it is now. I don’t want to make his financial situation worse ; he also lost his car (it broke down). But i am in a bad situation as it is. I’m scared confused. I just want to do the right thing. Please, what is the right thing?

I live in an area zoned commercial/residential. The office tower has new tenants who keep their lights on until almost midnight. The property management company is of little help. They are wasting hydro money and are an eyesore. I am anxious to resolve this problem

The Property management of my apartment is not fixing anything, we have leaks in our roof and we keep asking them to fix it, everytime it rains it rains in our house also.
