Looking for professional advise.

I am being charged $2700 for carpet replacement do to pet stains from my previous townhome apartments. When I moved in 2 yrs ago I identified on the walk-through check sheet that the carpets are very worn, stains through the apartment, and signs of cat urine smell. this was noticeable after a professional carpet cleaning and everyone knows that stains always come back. I had a verbal agreement with the property management when I first moved in that I would not be charged for the carpet, and unfortunately the property had changed hands while I was a tenant. over the course of 2 yrs I added wear and tear and a few stains throughout the place. but the carpet was considered damaged upon move-in.

What course of action would you consider?

The property mgmt company is not very easy to deal with and has a tremendous amount of complaints by prior and current tenants on how they treat their people other then possible future tenants of course.

So if I identified the carpets as damaged upon move-in on the walk through does that make me liable for the carpets? if not then whats the purpose of the walk-through if they don’t have to honor it?

Just moved out and the apartments are charging me full price to replace the carpets. They are claiming they are damaged. Noted in my walk-through check list I identified the carpets as being damaged upon move-in. The carpets were far from new before I moved in.

I live in Oregon and have not talked with the property management yet. Looking for professional advice.
