I live in state college, pa (home to penn state university) where a majority of the student apartment and house leases are run by one company, Associated Rental Property Management. If you ask anyone around town for their opinion of ARPM, it will be assuredly negative. They overcharge for repairs. their maintenance crews walk through bedrooms and what not each week. When someone calls in with a tough question to their office, arpm puts them on hold until they hang up eventually. Among other things, it just seems like the company takes advantage of the fact that their renters are college students who don’t have any experience in renting/owning property and the laws associated with that.

Oh, they also don’t have any standard processing fee charges for contracts/repairs/etc, it is whatever they please

My question is whether or not there is something (like the better business bureau maybe?), or a governmental body that i can report ARPM to. I dont expect to take down the mighty giant that is ARPM, just some sort of review of their policies, or some sort of warning of disciplinary action in the future.

I have been struggling to find another apartment-Preferably a Town house….to rent Here in San Antonio. We were transferred here from Hawaii last June and were rushed into finding a place-we had a week. Our Lease at our current apartment complex is up in June ‘10 and we want OUT this place has not been what we expected AT ALL. No more Lincoln Property Management! They have been awful. But I’m having such a hard time Finding anything that is going to work for us! I’ve been on all these apartment for rent type websites, with no real luck we need something bigger than what I’ve been finding ie: 800 some odd square feet//1200 sq feet but has 3 bedrooms and 2 baths-they’re just not cutting it, and that’s all I seem to find! we need some storage space with two nicely sized bedrooms and two bathrooms, hence the hope for a rental home or Town house for a reasonable rent. Any help would be greatly appreciated!!

Okay so my mother in law is in the hospital due to a suicide attempt and we will undoubtedly have custody/guardianship of his 16 yr. old little brother. We have a small duplex that is only two bedrooms and we also have a 15 mo. old child.Our lease isn’t up until the end of March but the kid needs to have his own room.I’m wondering if these circumstances will let us break our lease so we can get a bigger house.Our landlord is a property management company, so I was wondering if maybe we stayed with them but just got a bigger place if that would work? I need some help with this it just got threw onto our plates and we aren’t sure how to handle it.Can anybody help?
I’m pretty sure that legally children have to have their own rooms by law?

This single story home for rent is located in East Las Vegas. It is approximately 1051 square feet with two bedrooms, two full bathrooms and a two car garage.

I am in Austin, TX. My tenants have been living in the property for over 2 years. Starting from Mid October, tenants complained about odor in the master bedrooms. Plumbers found no leak. In late October, a licensed hazzard assecement professional found odor under the carpet, but NO MOLD found. In early November, I had carpet removed, floor bleached. In mid November, the air quality test indicates everything is ok.

The tenants asked me to cover the cost of laundering clothes due to odor, inconvenience of living outside of master bedroom, etc. Right after the air quality test, the tenants hired another inspector and he found mold in the master bathroom, behind a baseboard.

I told tenants I will definitely have it fixed, but they need pay rent since it is already late for more than 10 days. They refused and asked me to fix first, then settle the finance.

What’s the legal step to take here?
Will property management company be helpful?
